Real Estate Equity Research
REITs and real-estate operating companies in the S&P 100 set.
Real estate in the S&P 100 is primarily REIT and property-operating exposure where research turns on occupancy, rent growth, funding costs, and sector mix (office, retail, residential, industrial, specialty). Rate sensitivity is usually first-order: discount rates and debt refinancing can move equity value even when operating metrics are stable.
Desk analysis should keep property-level or segment trends separate from capital-structure stress and from broader risk-asset sentiment. News flow on leasing, dispositions, and guidance updates can be noisy; peer comps help when one REIT’s multiple diverges from the group without a clear operating story. Macro context—rates, credit spreads, and growth—often explains sector beta better than ticker-specific headlines alone.
Office, industrial, and residential exposures do not share one recovery path. A sector directory page is a filter for coverage navigation, not a claim that every real-estate name faces the same catalyst set. Open the note for property-mix and balance-sheet detail.
